Ian M. Grusd CCIM SIOR
Principal

 

Ian has over 25 years of experience in Commercial Real Estate. He has represented Institutions, Syndicators, Corporations, Family Offices, Private Equity Funds and REITS with the acquisition, disposition and consulting of more than 10,000,000 square feet of Office, Industrial, Retail and Multi-Family Investment properties.

Ian’s diverse experience includes his role as an Auction expert selling in excess of $100M of all Asset classes through accelerated marketing. Ian’s notable Commercial Real Estate Brokerage assignments included: 750,000 SF consulting assignment for a Regional Hospital, 345,000 SF sale of former AT&T facility, 256,000 SF repositioning of American Home Products facility, 250,000 SF lease of a former Johnson and Johnson Worldwide Facility, 190,000 SF repositioning for a former bank corporate headquarters office building, 140,000 SF sale of Regional Beverage Group facility, 50,000 SF office headquarters lease to an International web hosting company.

Ian founded private real estate investment partnerships that acquires properties with federal bankruptcy trustee approval, environmental issues, and tax liens. Involvement includes all operations relating to the assets purchased: site selection, pro forma and feasibility studies, bank financing, partnership agreements, design review and supervision of outside consultants (architects, engineers, land use attorneys), value engineering of construction budgets, permitting, property management, accounting and quarterly financial reporting to partners.

Ian is a member and has leadership positions with both the CCIM Institute and Society of Industrial and Office Realtors (SIOR). Under his leadership as President, SIOR NJ received a National Award for a Community Program related to Hurricane Sandy. He provides expert testimony for landlord-tenant disputes, real estate tax appeals and property valuations. He is approved by the Supreme Court of New Jersey to provide Continuing Legal Education to attorneys, is frequently quoted in major industry publications and speaks at numerous conferences including the Appraisal Institute, RealShare NYC and the CCIM Institute. In addition, he has received multiple awards for SIOR transactions.

Brian J. DeCicco
Principal

Appraisal/Brokerage: As founder of an Appraisal Group, Brian is versed in valuing all asset classes. Tax appeal assignments include corporate and municipality representation and expert testimony. As Principal of a regional Brokerage, Brian oversees Agent activity, legal/ethical compliance, and the acquisition/disposition of all asset types with an emphasis on Neighborhood Retail, Class B Office and Class B Multifamily. Leasing assignments include representing credited retail tenants, corporate office tenants, and office/retail landlords.

Project Management: CAPEX projects Brian manages require: multi-million dollar projections, variances, permitting, competitive bidding, coordinating professionals, material purchasing/deliveries, setting deadlines, and managing the needs of all stakeholders. Projects include: multifamily gut rehab, improving BMS efficiency through reconfiguration or replacement of entire mechanical systems, environmental cleanup, tenant fit-out of all asset classes to include Class A Corporate Headquarter Office, multi-Megawatt commercial solar installations, and multi-year rebranding/repositioning strategies.

Receivership: Brian spearheaded the transition into Receivership during the 2008 Great Recession. Assignments require bonding, management of underperforming distressed assets, addressing life safety issues, violations, liens, monthly reporting to appointing judges, value preservation strategies, pre-sheriff sale liquidation assessment, preparing legal certifications, and providing court testimony.

Investment: Brian targets underperforming assets (primarily Class B Multifamily), places private equity alongside sponsor capital, and oversees strategy execution from acquisition to final repositioning. Challenging assignments include non-performing mortgages (acquired pre-initial foreclosure complaint) and abandoned buildings. Brian oversees GGC investment analysis, consulting assignments, and feasibility studies. He’s creatively revived projects by utilizing hard-money sourcing and account receivable investors.

Development: To supplement GGC’s core advisory services, Brian identifies and develops sites for clients GGC has had long standing relationships with. Brian’s focus has been steered toward single tenant retail (banks, urgent care.) As sponsor, Brian manages all aspects of a project from identifying the tenant’s need, market studies, site selection/submissions, underwriting, financing, land acquisition, entitlements, and construction management. Brian’s willingness to structure JV relationships with landowners on smaller projects provides a competitive edge when trying to place tenants in sought after locations.
